Pipe Penetrations

Is there a pipe leaking in your basement? Often overlooked yet still a fairly common cause of moisture in your basement, most people forget to check the areas where their pipes extend into the ceiling, floor, and walls. Any pipe that goes through your foundation wall, whether it be electrical, plumbing, or structural, is likely to have been improperly sealed when first installed. Corrosion of water, sweating pipes, and hydrostatic pressure can erode away the concrete around the pipe. As this happens, a void opens up that allows water from outside seep in next to the pipe. Often, you will be able to tell this is happening by the visible stains the water leaves behind.

Common Warning Signs of a Pipe Penetration Related Issue Include:

Water. You’ll probably notice water trickling down the walls where the pipes are located.
Stains. Stains tend to show up in particular spots on the wall.
Puddles. Underneath the actual pipe, there is likely a puddle of water.
Mold. There may be mold growing around the area where the pipe actually goes through the wall.

Pipe Penetration Seal Services

Although it can be tempting to repair the pipe leaking in your basement with caulk or cement, it’s only a quick and temporary fix. That’s why, we’ve created a unique type of epoxy injection with a special addition–polyurethane.

The Real Seal Polyurethane Injection

Wondering how to seal a water pipe through a basement wall? Much like Epoxy Injection, a Real Seal Basement Waterproofing and Foundation Repair technician will come to your home to fix your pipe at your convenience using our three-step foundation repair process.

1. Debris and dust is removed from the area around the pipe and, if necessary and present, the previous seal is removed.

2. An epoxy bonding material is applied with access ports placed on either side of the pipe. This creates a waterproof seal around the pipe.

3. Once the seal has dried, this time a Polyurethane Epoxy is injected into the void via the access ports, filling it and pushing out any stagnant water that may be present.

The unique characteristics of the Polyurethane Epoxy will activate once contact is made with water. The product will then expand rapidly, filling the entire void through the foundation. Quick to harden, unlike an epoxy injection by itself, the elastomeric property of the product allows for the slight movements of the pipe without any damage to the seal. Combining the strength of an epoxy injection with the high viscosity of the polyurethane material results in a water-tight seal surrounding the pipe, making it extremely unlikely that water will seep into your basement again.

Whether there was no sealing in place originally or the current seal is simply worn out, you’re looking at an extremely weak link in your foundation, making it rather difficult to prevent water from entering your basement. How Much Do Pipe Penetration Seal Services Cost?

Sewers, water lines, electrical lines, gas lines, oh my! There are many different types of pipes that can penetrate through the foundation wall, as we have read above. The repairs are fairly quick and inexpensive, and can be done in two ways:

From the interior
From the exterior

Interior Pipe Sealing

The most common repair for these issues is from the interior via Polyurethane Injection. One of the few times we use Polyurethane, its properties help to fill the entire void around the pipe. Additionally, it allows for small movement in the pipe so the seal does not break. Costs for repairing Pipe Penetrations from the Interior are more economical than from the exterior.

Exterior Pipe Sealing

Less commonly, we can repair these from the exterior as well. Similar to the exterior crack repair, we can dig out the exterior and seal. This is done by removing an old patch and adding hydraulic to fill any voids on the outside. Once completed, we install a Elastomeric Waterproofing Tar to seal the area. A 14 mil vapor barrier is applied over that to protect the seal during back fill. The dirt is then back filled and tampered down. Costs for Exterior Pipe Sealing are determined by depth.

My house was built in 1956, split levels with an English basement. When Pete came out to assess my situation, he made quick notes of common issues with a house like mine, and we came up with a couple of solutions. I opted for doing my own demo. I really liked that Pete was was down to earth about the project and what to expect. More than that, he expressed a real pride and appreciation for the whole team of people that would be involved along the way.First, Polyjacking was required for front and rear exterior concrete areas of the house. That was done on a separate visit. They did a great job of leveling the concrete, which will really help to keep the water away from the house.Next was interior installation of the Drain Tile and Sump Pump with batttery backup. My project was completed in 2 days, but I expected 3 days. Permit process depends on township, but in our case we only had one hiccup.On the big day, the guys showed up as scheduled and got right to work! I wish I had all of their names because I want to say thank you to them all. They were all INCREDIBLE! Thank you all so much for your hard work!!!Side note: I appreciated the management of dust created while breaking up the concrete with jack hammers. They had these cool air vacuums that collected the dust while jackhammering the floor, which really helped keep the dust to a minimum. Also, I'm grateful the guys were taking precautions with face protection during that part of the process to protect themselves.Exterior drainage entailed the installation of a french-type drain, evacuating sump pump water and integrating gutter downpipes. There was lots of digging on a hot day,. They carefully handled the routing of drain pipes in an area with lots of tree roots and hedges. I really appreciate their care for my plants while helping to improve an outdated water management setup.I would recommend this company strongly! Real Seal did a fantastic job of getting my project done right, and making the process as seamless as possible.
