Common Signs Of Water Damage In Basement

Water damage does not typically hide from view. It often gives visible signs that problems are occurring. The following possible signs are frequently seen, and when they are, the problem may already be advanced.

Mold

You don't need standing water for mold to grow. If the relative humidity is at least 60%, it is enough for mold growth to take place. The issue is worse as the humidity rises. Those levels of humidity are common in basements.

Standing Water

Water can end up in the basement for many different reasons. Hydrostatic pressure from the surrounding soil, leaking windows, improper grading of the property, and short downspouts are some common issues. Any standing water must be removed but a drain tile system should be installed to keep the basement dry.

Efflorescence

Hydrostatic pressure from waterlogged soil surrounding the foundation can push water through the walls. This is more likely to happen in areas of honeycombing. As the water passes through and evaporates, it can leave behind visible salt deposits.

Wood Rot

One of the issues seen in many damp basements is dry rot. It may have the word 'dry' in the name, but it actually requires some moisture. Dry rot occurs due to a particular fungal growth, Serpula lacrymans. Any affected wood will have to be removed. Basement waterproofing can reduce moisture and keep dry rot from being a problem again.

Flaking Or Peeling Paint

One of the common signs of a wet basement is peeling and flaking paint. The paint often used in basements is porous and it will soak in moisture. This causes it to separate from the walls by peeling and flaking. The walls behind the paint will also soak in moisture from the surrounding air.

Wet Spots

If you are seeing wet spots on the basement floor or walls, it is a sign of a bigger problem. The water may seep in due to cracks or porous concrete when the soil is wet. It can also come from downspouts draining near the foundation or improper grading of the surrounding soil.

Leaking Cracks

The pressure of waterlogged soil on concrete walls, known as hydrostatic pressure, can lead to cracks. As the pressure continues on the concrete, it can push water through the cracks and could eventually make the cracks wider.

Increased Humidity

Since water is a common problem in many basements, humidity can be higher than normal. The air can hold onto a significant amount of water but as the humidity rises, it can lead to health and respiratory problems, mold growth, and discomfort.

Pests

A damp and dark basement may not be comfortable for humans but there are many bugs that love it. This includes fruit flies, which love the damp air and any standing water that may exist. Other pests could include roaches and even termites.

Musty Smells

It is not uncommon for basements to have a musty smell. What you are actually smelling is mold, as it creates gasses when it grows and breaks down. The musty smell occurs because the gasses build up in the stagnant air of the basement.

Exterior Waterproofing

This type of waterproofing is often done while the home is still under construction. Various polymers or membranes can be applied to the exterior basement walls to keep water from penetrating from the outside.

Water Drainage

This is the most effective method for waterproofing a basement. It does more than dry a basement that is inundated with water, it keeps the water from being a problem again in the future.

How Long Does Basement Waterproofing Last?

Foundation cracks are common, but they should never be considered normal. If they are larger than 1/16″, they are likely to widen due to temperature changes or hydrostatic pressure. Drain Tile System

A drain tile system can be installed both inside and/or outside of the basement. The primary goal of the drain tile is to keep water from building up in the area by channeling the water to a lower level or into a sump pit, where it can be pumped out of the area using a sump pump.

Sump Pump

A sump pump works along with a drain tile system to remove water from the basement. Since the water problem associated with the basement is lower than the surface of the ground, it isn’t always possible to drain the water to a lower area using gravity. A sump pump with a battery backup is the way you can move the water up and out of the sump pit to the road or another area where it can flow away from the home.

Window Well

Windows are an important part of the basement, as they allow natural light into the area. They are also a common location where leaks and water intrusion can happen. This may be due to improper installation, window deterioration, inadequate drainage, or clogging from debris. The Real Seal can repair any of those issues.

Discharge Lines And Gutter Extensions

Gutters are installed to capture water running from the roof and bring it to the ground at a convenient location. In many cases, however, they drain next to the foundation wall so the water never has the opportunity to flow away from the home. We can fix this by installing discharge lines and gutter extensions that move the water away from the foundation where it can drain properly.

Egress/Basement Windows

Anytime you put a hole in the foundation wall, you run the risk of creating a leak. These are common around basement windows and points of egress. That doesn’t mean they have to be a problem permanently. We can repair any issues and ensure the area stays dry.

Vapor Barrier

After any necessary repairs are made, we can install a vapor barrier that wraps around the basement walls. The vapor barrier is a thick polyurethane sheet that covers the wall and channels any moisture to a drain tile system so it stays away from any wall finishes, such as drywall. If you have the walls finished, the finishes will have to be removed to install the vapor barrier.
